We closed on the house yesterday.

We're officially home owners!

Now the fun starts: This weekend will be painting and planning. Next weekend (long holiday weekend) we'll be sanding and starting to finish the floors.

I totally agree! You will keep finding problems but every home has those. Also congrats on buying an older home. You just cannot get some of the features in a newer one. Look foward to seieng your progress. )

The nice part about this house is that we'll have close to a 100% return on every dollar we put into the house. I know it's not possible to get ALL our money back, but it was priced low enough, and we're buying at less than the assessed value, so we really only have one way to go with the value.

That's how I look at it. I bought my house for under assesment. Homes in my side of the city are now selling within 3 weeks of listing typically. The price was rediculously low and with the increasing interest in this side of the city my dollars will be well spent. ) Then I can buy bigger. Enjoy the home and take a break when needed. It can get overwhelming at times.

It's funny how the list expands. A simple project of stripping some trim has now turned into pulling down some old paneling, cracked plaster, and now some insulation work and drywall.

And then you think...hey there is better insulation out there, why not get REALLY efficient insulation. I had them blow the expanding foam insulation in while redoing my house after Hurricane Ike. It's like living inside an icechest with the insulation value it has.

Your point is so true...it's way too hard to do just what you intend to do to repair...the urge to improve is WAY too strong.
